Airport Rd, Shawano, Wis., sold for $1,200,000. The asset is an industrial property near the airport with approximately 116,645 sq. ft.
The buyer of the property, Leisure Boating #3 LLC (registered agent Anthony Zielisnki), has future undisclosed plans for the building. Komatsu Forest was happy with the quick sell of the property, especially considering the current economic conditions. |

| Siegel-Gallagher finds new owner for The Roman Building |
A regional bank recently listed the Roman Building located at 1551 South 108th Street, West Allis with Siegel-Gallagher Inc. Following aggressive marketing of the property, Patrick Gallagher quickly found a buyer in Kim Ellis, owner of ANS Home Health Services, Inc., of Milwaukee. The transaction closed on June 29 with a final price of $1,025,000.
Located in the highly-trafficked Highway 100 corridor, the property is the perfect location for Ellis’ growing business. Its 26,000 square feet on a 1.181 acre lot provides ample parking and excellent access at a signaled intersection. “The new location can generate additional revenue for ANS Home Health Services simply through increased exposure on Highway 100, and the larger space offers operational efficiencies,” stated Patrick Gallagher. “It is an excellent facility to accommodate her growing business, and the transaction is emblematic of her success, a strengthening local economy, and faith in the overall direction of commercial real estate.”
ANS Home Health Services’ owner Kim Ellis was more than pleased with the transaction, saying, “After seeing the location and realizing its possibilities, this acquisition was clearly the right move for ANS. | East Town Plaza sold to Monroe Investment Partners |
East Town Plaza, a 24,000 square foot shopping center located at the corner of Farwell Avenue and Brady Street on Milwaukee’s East Side, sold to Chicago-based Monroe Investment Partners. Siegel-Gallagher was retained by Greystone & Co. of NYC to manage and sell the strip center after they took back the property in November. East Town Plaza is over 90% occupied with Walgreens as the major anchor and six other stable tenants including Subway, Supercuts, and Universal Wireless.
“Interest in the asset was very strong, testifying to the continued demand for quality assets in excellent locations in spite of the economic downturn,” said Patrick Gallagher who managed the sale for Siegel-Gallagher. Monroe Investment Partners’ initial plans include cosmetic upgrades to the property.

Siegel-Gallagher represents Aflac in a Tenant Representation transaction and 67th St. Investments in a Landlord Representation transaction.
Siegel-Gallagher has recently taken part in both a landlord and tenant representation transaction in the Milwaukee area. Below are the details of the two:
- Brian Schroeder and Bill Quinlivan of Siegel-Gallagher Industrial Group represented the landlord of 67th St. Investments, LLC in a 3,500 square foot, 2-year term lease. The property, 7701 S 67th Street, will be the new location of BDJ Motors (not represented).
- Marianne Burish of Siegel-Gallagher Office Group represented Aflac in their recent leasing of 2,700 square feet at the Brookfield Lakes Corporate Center VI.

| Siegel-Gallagher helps bring CiCi’s Pizza to Wisconsin |
Cory Sovine of Siegel-Gallagher represented Paul Tate in leasing space at The Shoppes on 100 in West Allis, Wisconsin, for the state’s first CiCi’s Pizza Buffet location. Tate, d/b/a Rally Pizza, LLC, is the franchisee for CiCi’s Pizza Buffet, and he plans to open the restaurant in April of this year. CiCi’s new location is a combination of two former eateries, Johnny V’s and Pancheros, for a total of 3,550 sq. ft. of optimal retail space.
“CiCi’s is very excited to be entering the Wisconsin market. They see tremendous opportunity here and believe the value-priced buffet concept will suit Wisconsin well,” stated Cory Sovine. |

| Francesca’s Restaurants look to
Siegel-Gallagher for expansion outside of Chicago |
John Bergh and Cory Sovine of Siegel-Gallagher recently completed a deal with Francesca’s Restaurants, an 18-unit Italian restaurant chain based in Chicago. As Francesca’s was exploring expansion options in the Midwest, Siegel-Gallagher turned the restaurant’s sights toward Madison.
“Initially, Francesca’s was looking at Indianapolis and St. Louis to locate their first units outside of the Chicago metro area,” said Cory Sovine, Assistant Vice President at Siegel-Gallagher. “Getting them to take a look in Wisconsin was a challenge up front, but a trip to Madison and a prime Capitol Square location convinced them that Madison was where they wanted to be. Francesca’s will be located in the much acclaimed Block 89 project developed by Madison-based Urban Land Interests. They are tremendously excited about the opportunities at this site as well as in Wisconsin as a whole.”
Expect Francesca’s to open the 5,300 square foot Madison location by next spring and subsequently consider sites in Milwaukee for another restaurant. Siegel-Gallagher represented both the tenant and landlord for the transaction.

Siegel‑Gallagher Represented Park Bank
on Both Retail and Office Locations |
Marianne Burish of Siegel-Gallagher recently represented Park Bank in acquiring both a new retail location and a new office space, after the bank made the decision to divide its Bluemound Road offices from its branch bank there.
Now located in Waukesha, Park Bank’s new office consists of 10,764 square feet at Crossroads XIV, 2300 Watertower Blvd. The new Park Bank branch is in Brookfield Marketplace at the corner of W. Greenfield Ave and S. Moorland Rd in Brookfield. The branch bank boasts 9,100 square feet and allows easy access—both for drivers on Greenfield Ave as well as for shoppers at the Marketplace complex.
“This move allows Park Bank to align their business model with market opportunity,” said Burish, a principal at Siegel-Gallagher, “and to improve upon operational efficiencies as well.”
Park Bank is one of the largest independent commercial banks in Southeastern Wisconsin, with assets exceeding $800 million.

Granville Professional Building Sold to K&K Holdings |
K&K Holdings Granville WI, LLC, has purchased the Granville Professional Building, 9001 N. 76th Street, for $1,750,000, from Granville Professional Building, LLP. The 33,443 sq. ft. building is located just north of Brown Deer Road in a re-emerging area of the Park Place submarket. John Dulmes, Vice President of Siegel-Gallagher, who represented the Sellers in the transaction, remained positive throughout negotiations.
“Being cognizant of today’s new financial environment played an important role in the buying decision,” he said. “We were confident about the soundness of K&K Holdings’ investment plan and with Granville’s optimal location and price, the transaction was plainly the right move.”

| Kaplan University Inks Deal for Downtown Location |
Just this month, Kaplan University signed a
10-year lease for 7,355 square feet at
201 W. Wisconsin Avenue in the heart of downtown. Kaplan University plans on building-out the retail space to support its growing student population; estimated at being around 140 at the time of opening.
”The property owners and Kaplan are very excited about Kaplan coming to this location. They will be hiring people in a time when many companies are doing just the opposite and they will be offering several classes daily and on the weekends to help adults further their education in a variety of business fields, thus giving them better skills and protection from unemployment,” stated Cory Sovine, Assistant Vice President of Siegel-Gallagher.
Expect Kaplan University to move in this summer with classes starting in the fall/winter of 2009. |

| Dave & Buster's Seals Deal with the help of Cory Sovine |
Milwaukee, WI, December 16th, 2008—Dave & Buster’s, a well-known national restaurant/bar group, will make its Wisconsin debut in 2009 on Mayfair Road (Hwy. 100) in Wauwatosa, at the site of the former Ewald auto dealership. Cory Sovine of Siegel-Gallagher represented Dave & Buster’s in the transaction, which closed yesterday, while Brentwood Realty represented the seller, Craig Ewald. Located just south of North Avenue, this will be the restaurant’s first Wisconsin location.
