As a result of a merger between two public utilities, coupled with multiple impending lease expirations, Alliant Energy selected Siegel-Gallagher ONCOR International to orchestrate a consolidation of its headquarters portfolio. The assignment consisted of eight separate buildings, located in Wisconsin and Iowa. First, our interior architectural team conducted an in-depth space program, projecting long-term office space needs for approximately 1,800 employees. Siegel-Gallagher's architectural consultants worked closely with Alliant Energy to develop workplace standards and strategy. Further, an architectural, construction and engineering evaluation was completed on each Alliant property. The subsequent report would be used as a baseline to assist in determining whether a relocation and consolidation was warranted. Siegel-Gallagher's end-user team evaluated existing properties, available sites and various financial structures for Alliant Energy to consider. Ultimately, Alliant energy selected a build-to-suit facility, in Madison, Wisconsin's premiere business park, The American Center. Alliant Energy after its decision, utilized the services of Siegel-Gallagher's transition management team to develop a staged relocation to the new facility and implement the plan.

Firstar Development Corporation
Siegel-Gallagher ONCOR International was retained by Firstar Development Corporation to assist its real estate group in orchestrating a lease renewal transaction, for approximately 240,000 square feet, with Robert W. Baird. With three years remaining on its existing lease agreement, Baird retained the services of a regional real estate advisory firm to evaluate alternatives. As a result of Siegel-Gallagher's significant experience structuring comparable transactions, Firstar's Real Estate Department sought a partner, which would provide valuable expertise and additional negotiating leverage. The renewal ensured the building's continued stature and performance in the market.

IKON Office Solutions
Seeking to combine three offices and corresponding staff, IKON Office Solutions selected Siegel-Gallagher ONCOR International to evaluate its alternatives for a new regional headquarters. The challenges of this project included creating leverage where there were few alternatives, meeting a corporate requirement of not more than a five year lease term, negotiating around disparate lease termination dates, accommodating an above average parking requirement, and involving all the various constituencies to design a productive workplace. Siegel-Gallagher's design team analyzed IKON's operations and developed a comprehensive space program that served as the basis for comparing the various building options. When the final selection was made, the team created the optimal workplace environment. Simultaneously, Siegel-Gallagher's end-user team structured a lease transaction that allowed IKON to occupy a Class A business park in two phases, provided very competitive economics and offered the ability to grow. Siegel-Gallagher leveraged IKON's corporate stature, and anchor tenant size, in exchange for aggressive business terms. As importantly, Siegel-Gallagher's interior architectural team managed the entire design process and effectively translated business objectives to interior planning.

Regional Headquarters Evaluation and Relocation

Time Warner Cable
Time Warner Cable selected Siegel-Gallagher ONCOR International to evaluate its current headquarters facility and impending lease expiration. Siegel-Gallagher's architectural team evaluated Time Warner's current headquarters building and corresponding workplace issues such as functionality, efficiency and long-term expansion capabilities. After a ten (10) and fifteen (15) year space program and analysis was completed we could evaluate alternative facilities. Ultimately, Time Warner Cable selected an historic, former power plant building as its future headquarters building. Under Siegel-Gallagher's direction we negotiated a favorable long-term lease arrangement with building ownership. Our architectural and construction managers provided Time Warner with a comprehensive approach to developing an aesthetically pleasing and functional workplace environment under highly competitive economic circumstances.

CLIENT:
Honeywell International
Northern Computers a wholly owned subsidiary of Honeywell International retained Siegel-Gallagher ONCOR International to evaluate its multiple office and warehouse facilities. These facilities consisted of corporate office space, back room office space, manufacturing facilities and distribution/warehouse space. Our firm's architectural team conducted a thorough workplace evaluation and corresponding space program. Siegel-Gallagher evaluated numerous existing buildings and available build-to-suit land sites. Ultimately, a decision was made to develop a 150,000 square foot office warehouse facility. By way of a competitive developer/contractor selection process, Honeywell International structured a ten-year lease agreement under extremely competitive circumstances.

Interior Design Improvements

Executive Center IV
The first impressions a building interior conveys can be critical in its financial performance. In need of refurbishing, Executive Center IV has under-rented in a desirable suburban location. Upon assuming management, Siegel-Gallagher advised ownership to redesign and renovate the lobby, common corridors and elevators. Those efforts helped attract two potential tenants who vied with each other for space in the building. The result was a lease for 44,000 square feet at above-market rates, increasing the property's value by $1.4 million.

Home Care Medical
In an effort to consolidate its office and warehouse facilities, Home Care Medical selected Siegel-Gallagher ONCOR International as its exclusive corporate real estate advisor. Siegel-Gallagher's interior architectural team was instrumental in presenting workplace standards and designing this 40,000 square foot facility. This project required programming, space planning, construction documents, interior finish selection and furniture consultation.

Physicians Plus Insurance Corporation
Siegel-Gallagher's architectural team advised PPIC on various workplace issues, such as projecting future growth and best practice workplace standards. Space program analysis required information gathering through staff interview and development of a building committee. This project required space analysis and test fits in various existing and new corporate office buildings in Madison. The team provided design development and construction documents, implementation of corporate standards of new parent company due to the acquisition by Wausau Insurance.
