Property Manager
Kristine Ruka joined Siegel-Gallagher as property manager of Kilbourn Tower, a 33-story downtown luxury condominium that opened in May of 2005. She was instrumental in the building start-up, working with the developer through the construction and budgeting process. In 2009, Ruka moved over to Park Lafayette, a brand new 280 unit high-rise offering spectacular views of the city’s skyline and marina. This project was initially built as a for-sale condominium but when the market took a downturn, the building was repositioned as an apartment building. Ruka and SGMC initialized a marketing and leasing plan that was implemented in January 2010. Over the next 12 months, the project became the most successful leasing venture in Milwaukee while realizing market rents for the luxury units. Ruka’s current portfolio includes the management of downtown condominium associations and suburban office buildings.
Ruka has been a professional property manager for over 20 years. She started her career with Grootemaat Real Estate Management, where she managed a 600 unit high-rise apartment building and a 63,000 square foot retail shopping center known as Juneau Village. Subsequently, Ruka joined Heitman Wisconsin Management, Inc. where she was responsible for property operations of Plaza East Office Center, a twin tower office building of over 500,000 square feet and 500 car parking garage in downtown Milwaukee. Ruka has also served as the property manager for the 611 E. Wisconsin Office Building, a 147,000 square foot office building in downtown Milwaukee owned by Northwestern Mutual Life. Ruka’s previous portfolio at Real Estate Specialists, Inc. included the management of office buildings totaling 300,000 square feet, an industrial warehouse and seven condominium associations totaling over 500 units.
